Follingsby Park South is a 93 acre major development site within Gateshead, benefiting from direct access onto the A194M (A1 link) and including ‘enterprise zone’ status. It is considered a key employment zone within the Council’s Local Plan. The site was previously arable farm land and Frank Shaw Associates worked with the developer to determine the site constraints and develop a plan to maximize development potential within sensible budget parameters for B2 & B8 industry, whilst creating a substantial 30 acre landscape and ecological corridors / buffers to the site boundary to enhance and protect the strategic wildlife corridor.
Medium pressure gas pipes and overhead power lines were re-routed to de-conflict major development opportunity, whilst other service constraints such as the intermediate gas main / easement, drainage easement and high level power lines were considered within the overall master plan. To the south of the site the strategic wildlife corridor included the re-profiling of the River Don with banks regarded and ripple pools created to improve water quality and biodiversity. The 30 acre landscaping included various wet ponds and wetlands, tree belts, grassland mixes and scrubs allowing numerous habitats to thrive.
